- City ETJs (you receive no benefits from the city but have to follow their rules)
- Subdivision covenants (can be even worse in some cases)
- County zoning ("residential" is not a zone, you need to get the exact zone code plus the county's Table of Permitted Uses) Also... never EVER trust what the realtor says. Pull deeds from the county record. Do a search for DENIED permits to make sure you aren't holding the bag on unsuitable land.
