A few jurisdictions require homes (particularly > 4000 sq. ft.) to include sprinklers in new construction. A lot depends on the politics of the local government and also the ability of the local water supply to provide water for said sprinklers. Costs to retrofit existing structures runs about $2/sq. ft. last time I checked.
